1. POSITION OVERVIEW The Sales & Marketing Manager is responsible for transforming, leading, and scaling the sales organization of Eurasia International Asset Appraisal Co., Ltd. This role requires: • Strong personal production (closer) • Hands-on leadership • Team rebuilding and expansion • Performance enforcement • Lead generation optimization (online + offline) The current team consists of 1 (low quality) sales staff who require structured training, strict management, and performance improvement. The Sales & Marketing Manager is fully responsible for turning this team into a high-performing sales unit. And request replacement if needed. 2. REPORTING LINE • Reports directly to: CEO • Escalation (if required): Board of Directors (BoD) • Direct reports: Sales Executives / Sales Agents • Works closely with: Marketing, CRM, Finance, Project Team 3. CORE SALES TARGETS & ACCOUNTABILITY A. Personal Sales Target (Non-Negotiable) • Minimum 2 property sales per month • Fully completed deals (signed + paid) B. Team Sales Targets (Mandatory) Each sales agent must: • Close minimum 2 property sales per month Current team: • 4 sales staff → Expected output: o Minimum 8 sales per month (team baseline) C. Team Expansion Target The Sales & Marketing Manager must: • Recruit and onboard 2–3 additional sales agents • Timeline: as soon as possible (priority KPI) Goal: • Build a scalable, structured, and performance-driven team D. Pipeline & Conversion Improvement Current issue: • High calling volume, low results Required shift: • Focus on lead quality + conversion efficiency Targets: • Lead → Appointment conversion must increase significantly • Reduce: o Wasted calls o Unqualified leads 4. KEY OBJECTIVES • Maintain minimum personal sales (2/month) • Ensure each team member closes 2/month • Expand team by 2–3 new hires • Transform team from low-performing → structured performers • Improve: o Lead quality o Conversion rates • Enforce: o Daily discipline o KPI tracking o Reporting structure 5. CORE RESPONSIBILITIES A. A. DIARY & CALENDAR MANAGEMENT • Manage the CEO’s full agenda across all three roles (ABG, EIAA, Eurasia Trust) • Schedule, confirm, and coordinate all internal and external meetings, appointments, and calls • Proactively protect the CEO’s time — flag conflicts, avoid double bookings, and ensure adequate preparation time before every engagement • Maintain a master weekly and monthly calendar shared with the CEO • Send timely reminders and daily morning briefings covering the day’s schedule, priority tasks, and pending items • Reschedule or decline appointments where necessary, with professionalism and diplomacy B. COMMUNICATIONS MANAGEMENT • Screen, filter, and manage the CEO’s incoming emails, messages, and calls across all entities • Draft, proofread, and send correspondence on behalf of the CEO — emails, letters, memos, WhatsApp messages • Ensure the CEO’s communications are always professional, timely, and on-brand • Manage priority escalation: identify what requires the CEO’s immediate attention vs. what can be delegated or deferred • Maintain accurate records of all key communications and follow up on outstanding responses • Liaise with internal teams, subsidiaries, and external partners on behalf of the CEO C. DOCUMENT, FILING & PRINT MANAGEMENT • Organise, maintain, and manage all CEO documents — physical and digital — in a structured, accessible filing system • Prepare, print, bind, and present all documents, reports, presentations, and board packs in a professional format • Manage the CEO’s printer, stationery, and office supplies — ensure nothing ever runs out • Prepare meeting packs, briefing documents, and presentation folders in advance of every meeting • Ensure all printed materials are accurate, correctly formatted, and ready before they are needed • Maintain a secure archive of signed agreements, MOUs, board resolutions, and strategic documents • Handle confidential documents with the highest level of discretion — no exceptions D. MEETING & BOARDROOM MANAGEMENT • Prepare and set up meeting rooms in advance of every internal and external meeting • Arrange refreshments, seating, AV equipment, and printed materials before guests arrive • Greet and receive guests, visitors, board members, investors, and partners at the building entrance or reception on the 22nd floor • Escort guests to and from the meeting room, lift, and building exit with professionalism • Take accurate minutes during meetings when required and distribute them promptly • Follow up on action items and decisions from meetings on behalf of the CEO • Ensure meeting rooms are reset and cleared immediately after every session E. GUEST & VISITOR MANAGEMENT • Act as the professional face of the CEO for all visitors to the office • Coordinate guest arrivals and departures — liaise with building security, reception, and parking as needed • Manage lift access and floor clearance for visitors to the 22nd floor, JS Tower • Prepare welcome arrangements for VIP guests and delegations — name cards, gift packs, refreshments • Maintain a visitor log and ensure all guests are properly registered and accounted for • Coordinate transportation for guests when required F. TRAVEL & LOGISTICS COORDINATION • Arrange all domestic and international travel for the CEO: flights, hotels, ground transport, and airport transfers • Prepare detailed travel itineraries including schedules, contacts, addresses, and documentation • Manage visa applications, passport renewals, and travel documentation • Coordinate accommodation and logistics for visiting executives and board members • Ensure the CEO has everything he needs before, during, and after every trip • Handle last-minute changes and disruptions to travel plans efficiently and calmly G. ORDERS, PROCUREMENT & OFFICE ADMINISTRATION • Place and manage all orders required by the CEO: office supplies, printing materials, stationery, gifts, and operational items • Liaise with suppliers, couriers, and service providers on behalf of the CEO • Track orders, deliveries, and receipts — ensure nothing is lost or delayed • Manage petty cash and expense records related to the CEO’s office • Submit expense claims and reimbursements accurately and on time • Coordinate with the finance team on CEO-related expenditures H. STRATEGIC SUPPORT & RESEARCH • Prepare briefing notes, summaries, and background research before meetings and engagements • Compile market information, company profiles, and contact details for the CEO’s reference • Support the CEO in tracking key project milestones, deadlines, and deliverables across EIAA, Eurasia Trust, and ABG • Prepare PowerPoint presentations, reports, and board documents when directed • Monitor and flag upcoming deadlines, renewals, and strategic commitments on the CEO’s behalf • Assist with the preparation of MOUs, agreements, and formal correspondence for review by the legal team I. CROSS-ENTITY COORDINATION • Serve as the primary point of coordination between the CEO and the management teams of ABG, EIAA, and Eurasia Trust • Liaise with subsidiary CEOs, DCEOs, and department heads on scheduling, documents, and follow-ups on behalf of Dr. Evengroen • Coordinate with the Legal & Compliance team, Finance, and HR as required by the CEO • Support the preparation of bi-weekly and board-level meetings across all entities • Maintain awareness of key activities across all three entities to keep the CEO properly informed J. PERSONAL & CONFIDENTIAL MATTERS • Handle personal appointments, reservations, and errands for the CEO when required • Manage sensitive and confidential information with absolute discretion — no information relating to the CEO, the company, clients, or business partners is ever shared externally • Maintain the CEO’s personal contact directory and relationship records • Assist with personal scheduling, family coordination, and personal logistics when requested
A. PROSPECTING & LEAD GENERATION • Actively generate new leads through personal networks, referrals, online platforms, and direct outreach • Build and maintain a strong personal pipeline of qualified prospects at all times • Prospect across all segments: individual buyers, investors, expats, overseas Cambodians, Chinese buyers, and corporate clients • Leverage social media (Facebook, Instagram, LinkedIn, TikTok) to generate personal leads • Coordinate with the Digital Marketing Manager on campaign generated leads — follow up immediately and consistently • Attend property expos, networking events, and developer open days to build relationships B. PRODUCT KNOWLEDGE & MARKET EXPERTISE • Develop deep, current knowledge of the Phnom Penh real estate market: condominiums, Boreys, villas, commercial units • Know EIAA’s active project portfolio inside out: pricing, payment plans, floor plans, developer background, handover timelines • Stay current on competitor projects, market pricing trends, and new launches • Understand the NPL property landscape: what is available, how NPL transactions work, and how to present these opportunities to buyers • Know rental market rates, lease terms, and tenant profiles for key areas in Phnom Penh • Continuously update knowledge — the market changes fast; ignorance is not acceptable C. CLIENT ENGAGEMENT & PRESENTATIONS • Conduct professional, well-prepared client meetings — in-office, at project sites, or at client locations • Present properties confidently using brochures, digital presentations, virtual tours, and physical site visits • Understand client needs, budget, and investment goals before making recommendations • Tailor presentations to the client profile — local buyer vs. foreign investor vs. Chinese buyer vs. corporate tenant • Follow up every meeting with a written summary and clear next step • Handle objections professionally and persistently — every “no” is a step toward “yes” D. SALES NEGOTIATION & CLOSING • Lead all negotiations with buyers, tenants, and NPL asset purchasers • Coordinate with developers, landlords, and banking partners on deal terms • Prepare and present offers, counter-offers, and final terms clearly • Ensure all agreements are properly documented and submitted to the Sales & Marketing Manager for review • Close a minimum of 2 deals per month across any combination of: sales, rentals, NPL transactions • Never let a deal die without escalating to the Sales & Marketing Manager E. NPL PROPERTY SALES (SPECIALIST FUNCTION) • Build relationships with ABG subsidiary banks and partner banks regarding their NPL property inventories • Identify and present NPL properties to qualified investors and buyers • Understand the legal and financial framework around NPL asset disposals in Cambodia • Work with EIAA’s valuation team to ensure NPL properties are correctly valued before being marketed • Treat NPL mandates as a high-value revenue stream — not a secondary activity F. CRM, ADMINISTRATION & REPORTING • Maintain 100% up-to-date records in the CRM system: all leads, calls, meetings, visits, offers, and closings • Submit a weekly activity report to the Sales & Marketing Manager every Friday • Maintain a personal pipeline tracker and share it with the Sales & Marketing Manager weekly • Document all client communications and transaction records accurately • Ensure all legal paperwork related to deals is completed correctly and on time G. COLLABORATION & TEAM CONTRIBUTION • Work closely with the Sales & Marketing Manager on strategy, campaigns, and developer relationships • Coordinate with the Digital Marketing Manager on lead follow-up from campaigns • Participate in all team meetings, training sessions, and role-play exercises • Share market intelligence and client feedback with the team • Support colleagues when needed — a strong team closes more deals
A. DIGITAL STRATEGY & PLANNING • Develop a monthly and quarterly digital marketing plan aligned to company revenue targets • Set channel-specific strategies for each platform (Facebook, Instagram, LinkedIn, YouTube, TikTok) • Create and manage a content calendar covering all entities • Identify target audiences: property buyers, investors, developers, financial institutions • Align campaigns to key business milestones: developer MOU signings, new project launches, company anniversaries • Conduct competitive analysis of other real estate and financial services companies in Cambodia B. SOCIAL MEDIA MANAGEMENT • Manage all official social media accounts for EIAA and Eurasia Trust • Ensure daily/weekly posting consistency across platforms • Oversee the Media Specialist's execution of posts, stories, reels, and short-form video • Monitor engagement, respond to comments/DMs, and maintain brand voice • Grow follower base and engagement rates month-on-month • Implement platform-specific best practices for reach and algorithm performance • Coordinate with Sales & Marketing Manager on promotional campaigns and developer partnerships C. CONTENT CREATION & BRAND MANAGEMENT • Brief and direct the Graphic Designer on all visual content: posts, banners, brochures, presentations, video thumbnails • Ensure all content adheres to brand standards (navy/gold/white palette, professional tone) • Oversee production of video content, property showcases, testimonials, and explainer videos • Manage content for LinkedIn (professional, B2B audience) separately from Facebook/Instagram/TikTok (broader audience) • Create and maintain a digital asset library (approved images, logos, templates) • Review all content before publication – quality and brand compliance are non-negotiable D. PAID ADVERTISING & LEAD GENERATION • Plan and manage paid campaigns on Facebook Ads, Instagram Ads, LinkedIn Ads, and Google Ads • Set and manage monthly advertising budgets effectively (maximum spend authorised by CEO) • Optimise campaigns for lead quality, not just volume • Track cost-per-lead (CPL) and conversion rates; adjust strategy accordingly • Build and manage lead capture forms, landing pages, and CRM pipeline entries • Collaborate with the Sales & Marketing Manager on lead handover and follow-up process E. TEAM LEADERSHIP & COORDINATION • Directly manage and guide the Graphic Designer and Media Specialist • Conduct weekly team briefings to align on content priorities and deadlines • Review team output and provide constructive feedback • Identify skill gaps and recommend training for team members • Work hand-in-hand with the Sales & Marketing Manager – marketing and sales activities must be fully integrated • Ensure team members meet their individual activity KPIs F. REPORTING & ANALYTICS • Prepare and present a Monthly Digital Marketing Report to the CEO • Prepare a Quarterly Summary Report for the Chairman and Board of Directors • Reports must include: Platform-by-platform performance (reach, impressions, engagement, followers, leads) Paid campaign results: spend, CPL, conversion rates, ROI Content performance analysis: top posts, video views, best performing formats Lead generation summary and handover to sales Month-on-month comparison and trend analysis Recommendations for next month • Use analytics tools: Meta Business Suite, LinkedIn Analytics, Google Analytics, YouTube Studio, TikTok Analytics • Maintain a live marketing dashboard accessible to CEO at any time G. WEBSITE & SEO • Oversee company website content for EIAA and Eurasia Trust • Ensure website information is current, professional, and optimised for search (SEO) • Coordinate website updates with the Graphic Designer and any external web developers • Monitor website traffic using Google Analytics and report monthly
A. GRAPHIC DESIGN • Design all visual content for EIAA, Eurasia Trust, and ABG: social media posts, banners, thumbnails, stories, and reels covers • Create marketing collateral: brochures, flyers, property fact sheets, company profiles, letterheads, and event materials • Design presentations: PowerPoint decks for the CEO, board meetings, developer pitches, and investor briefings • Produce digital advertisements for Facebook Ads, Instagram Ads, LinkedIn Ads, and Google Display • Design signage, roll-ups, name cards, and printed materials for events and office use • Maintain and evolve the visual brand identity (navy, gold, white palette) across all entities consistently • Create templates for recurring content types: weekly posts, property listings, market updates, announcement graphics • Ensure every design output is pixel-perfect, on-brand, and professionally finished before delivery B. VIDEO PRODUCTION – PRE-PRODUCTION • Develop video concepts and creative briefs in collaboration with the Digital Marketing Manager and CEO • Write scripts for all video content: property showcases, company profiles, TikTok/Reels, YouTube explainers, testimonials, event highlights, and promotional films • Plan shot lists, storyboards, and production schedules for every video project • Source and arrange locations, props, talent (staff or external), and equipment for shoots • Brief on-camera talent (sales executives, management, clients) on delivery, key messages, and appearance • Coordinate with the Digital Marketing Manager on content calendar to ensure all video is planned in advance C. VIDEO PRODUCTION – SHOOTING & DIRECTION • Operate camera equipment professionally: DSLR, mirrorless, or video camera for all company shoots • Direct on-camera talent: guide positioning, delivery, energy, and messaging • Capture property footage: interior, exterior, aerial coordination (where applicable), and lifestyle shots • Shoot office content: team profiles, CEO messages, event coverage, and behind-the-scenes • Ensure correct lighting, framing, and audio quality on every shoot — technical failures are not acceptable • Manage all recording equipment, memory cards, batteries, and accessories with care D. VIDEO PRODUCTION – POST-PRODUCTION & EDITING • Edit all video content to a professional broadcast standard using industry-standard software • Apply colour grading, transitions, motion graphics, and text overlays • Add subtitles, captions, and translations where required (English/Khmer) • Produce platform-specific edits: vertical format (9:16) for TikTok/Reels, horizontal (16:9) for YouTube/LinkedIn, square (1:1) for Facebook/Instagram • Create short-form content (15–60 seconds) optimised for TikTok, Instagram Reels, and Facebook Reels • Create long-form content (2–10 minutes) for YouTube and LinkedIn • Incorporate AI-powered tools in post-production to enhance speed, quality, and output volume • Deliver final exports on time, in correct formats, with zero technical errors E. AI-ASSISTED CREATIVE PRODUCTION • Actively use AI tools to increase creative output, speed, and quality, including: AI image generation tools (Midjourney, Adobe Firefly, DALL·E) for concept visuals and design assets AI video tools (Runway, Pika, Kling) for motion graphics and AI assisted video production AI scriptwriting assistance (ChatGPT, Claude) for generating first drafts and content ideas AI voice-over and subtitle tools (ElevenLabs, Kapwing, CapCut AI) for faster post-production AI design tools (Adobe Sensei, Canva AI) to speed up design workflows • AI is a tool to amplify creativity, not replace it. All AI-generated content must be reviewed, refined, and brand-approved before use • Stay current with new AI tools relevant to creative production and propose adoption to the Digital Marketing Manager G. BRAND GUARDIANSHIP • Own and protect the visual identity of EIAA, Eurasia Trust, and ABG across every touchpoint • Maintain and update the brand style guide: fonts, colours, logo usage rules, tone of voice for visuals • Ensure zero brand violations across any content produced or published — by the team or by the Graphic Designer themselves • Maintain a master digital asset library: approved logos, brand files, photography, video footage, templates • Advise the Digital Marketing Manager and Sales & Marketing Manager when content briefs do not align with brand standards H. COLLABORATION & BRIEFING • Receive, interpret, and action creative briefs from the Digital Marketing Manager, Sales & Marketing Manager, and CEO • Ask the right questions to fully understand each brief before starting work • Present creative concepts and drafts for approval before finalising — do not assume; confirm • Incorporate feedback professionally and efficiently — revisions are part of the process • Brief the team proactively on upcoming creative needs and production schedules • Coordinate with the PA to CEO on printed materials, presentation documents, and event assets
