Oversee and direct all daily operational activities across leasing projects, including strategic task allocation and workflow management, to ensure the smooth, efficient, and timely completion of all operational tasks. Monitor operational performance, analyze key metrics, and implement data-driven strategies to continuously optimize processes and enhance overall efficiency. Monitor and enforce tenant compliance with specified operational standards, ensuring strict adherence to lease agreements and relevant rules and regulations. Ensure rigorous compliance with all operational procedures, safety regulations, and quality control standards. Serve as the primary point of contact for tenants, promptly addressing and resolving requests, complaints, and technical inquiries. Maintain effective control over operational inventory, material supplies, tools, and other departmental resources to prevent waste and ensure availability. Act as the primary escalation point for complex operational issues, developing and implementing effective solutions. Conduct regular site inspections to ensure the consistent maintenance of property standards and proactively identify areas for improvement. Prepare and present comprehensive reports on operational performance, tenant issues, and departmental updates for management review. Assist in budgeting and implement cost control measures related to operational expenses and resource utilization. Develop, refine, and implement Standard Operating Procedures (SOPs) to enhance operational efficiency, consistency, and service quality. Supervise and manage operations teams, including MEP technicians and janitorial staff, fostering a high-performing and collaborative environment. Coordinate effectively with other departments (e.g., Marketing, Finance, Property Management, Facility Management) to ensure seamless alignment and robust support for leasing operations. Perform other tasks as assigned by Management.
Conduct sales activities by processing the relevant documents for customers. Perform Sales operation by day-to-day. Maintain and build relationships with existing customer. Present and demonstrate about company products to customer. Greeting and providing excellent customer service. Aim to achieve monthly and annual targets. Act as a trusted advisor to customer and offer product recommendations and solutions. Other tasks assigned by Manager.
Maintain accurate records of goods ordered and received. Identify and interview vendors to determine product (materials, equipment or supplies) availability and sales terms. Prepare and process requisitions and purchase orders for supplies and equipment. Manage purchasing department budgets effectively. Review purchase order claims and contracts for compliance. Analyze market and delivery systems for current and future material availability. Develop and implement procurement and contract management policies and procedures. Collaborate in the development of equipment, product, or substitute material specifications. Other tasks assigned by the superior.
Research, Survey and Study ( Current retail trend & market situation, Current & future shopping mall trend, Tenant’s/ Brand information, Competitors (concept, rental term &condition, tenant’s mix…) Seek new tenants( to meet the project’s concept and prepare for reserve list tenants) Develop, create and maintain a good relationships with tenants Perform background checks, credit checks and other responsibilities to see if prospective renters are qualified Handle the collection of rent payments, security deposits and application fees Keep residents informed of any changes to rental agreements or upcoming property issues
Able to prepare OME (Order of Magnitude Estimate) based on the drawings issued by the Design Department. Prepare the detailed MTO’s (quantity take‐off) from drawings issued by the Design Department. Ensure the MTO’s is built up methodically, in sufficient detail and in accordance with good estimating practice. Able to assess cost affects when changes, variations, change orders, and delays occur. Able to prepare a statement of final account (records the actual cost of all sections of the project). Other tasks assigned by Manager.

Craft high-impact visuals for social media, websites, PH Mobile, and digital ads. As a bonus skill, create engaging animated posts, reel thumbnails, and short motion graphics.
