Market and lease residential and commercial properties to prospective tenants. Implement leasing and marketing strategies to achieve occupancy and rental targets. Source prospective tenants through various marketing channels, networking, referrals, and property portals. Conduct property viewings and provide prospective tenants with detailed information on property features, facilities, rental rates, and lease terms. Follow up with prospective tenants and negotiate lease terms to secure tenancy agreements. Work closely with the marketing team and external agencies to maximize leasing opportunities and property exposure. Ensure all leasing and marketing materials, including brochures, flyers, and online listings, are accurate and up to date. Build and maintain strong relationships with prospective and existing tenants to enhance tenant satisfaction and retention. Coordinate and liaise with tenants on leasing-related matters, including tenancy agreements, renewals, move-ins, move-outs, and related documentation. Ensure all leasing activities comply with company policies, procedures, and relevant government regulations. Maintain accurate leasing records, tenant databases, and leasing reports. Monitor market trends, competitor activities, and prevailing rental rates to provide market feedback and recommendations. Assist in organizing and participating in exhibitions, roadshows, property showcases, and other promotional events. Ensure show units, leasing galleries, and viewing areas are maintained to a high standard of presentation. Support initiatives to improve occupancy rates and achieve leasing performance targets. Prepare regular leasing activity and occupancy reports for management review. Perform any other duties and responsibilities as assigned by management.

Develop and implement digital marketing strategies to increase online presence and drive traffic to the company’s website and social media platforms Create visually appealing graphics, including brochures, flyers, social media posts, and website content. Manage and optimize social media accounts, including content creation, scheduling, and engagement. Monitor and analyse the performance of digital marketing campaigns using tools like Google Analytics, and provide regular reports. Collaborate with the marketing team to develop and execute marketing campaigns. Stay up-to-date with the latest trends and best practices in digital marketing and graphic design. Assist in the creation of video content for marketing purpose. Perform other task assign by Supervisor and Head of sales and marketing and top management.
Prepare project cost estimates, BOQ (Bill of Quantities), and project budgeting. Analyze drawings, specifications, and project requirements for accurate costing. Monitor project expenses and provide cost control recommendations. Prepare cost comparison and feasibility analysis. Prepare tender documents, tender analysis, and evaluation reports. Coordinate tender submissions and negotiations with suppliers and subcontractors. Review quotations and recommend suitable vendors/subcontractors. Prepare, review, and manage contracts with subcontractors and suppliers. Handle contractual matters including variation orders, claims, and disputes. Monitor contract compliance and project progress against contractual terms. Work closely with project managers, consultants, engineers, contractors, and relevant stakeholders. Attend project meetings and provide commercial and contractual advice. Prepare monthly cost reports, project financial summaries, and forecasting reports. Maintain proper documentation and records for all project costing and contractual matters. Support management in commercial discussions, procurement processes, and contract negotiations. Ensure all work is carried out in compliance with company policies and project requirements.

To formulate effective sales channels and marketing activities to increase sales activities in local and international markets; To lead and provide sales & marketing strategies, solutions and operational plans to the management to help the company achieve its business objectives; Develops and present Sales Plan and Business Plan that will guide the long-term revenue growth and profitability of the Company; Understand the competitive landscape and market trends; Determine annual unit and gross-profit plans by implementing marketing strategies; analyzing trends and results; Market analysis and make recommendation; Work collaboratively with the sales and marketing teams and fosters a culture of continuous process improvement; Report on key KPIs related to the lead and the opportunity waterfall in order to implement a consistent closed-loop between marketing and sales; To build the Company’s branding and corporate identity through marketing channels, social media, activities, business events, forum and public communications; Liaison with lawyers, authorities, bankers, valuers, for any matters linked to sales and marketing; Able to identify challenges and hindrances both internally and externally, along with sales opportunities, and be able to use their keen problem-solving skills to resolve them; Update knowledge sales related legal documentation and property management; Influences, communicates, motivates and inspires team members to achieve departmental objectives; Control the monthly update of the marketing collators to ensue highest quality standards are met; Compiles, controls and monitors the budget in accordance with budget allocation/limits; Participates in the recruitment process for the Sales & Marketing department, determining staffing levels for the department; Other tasks assigned by top management.
