A note about this position: As a Member Experience Associate, your job is to make sure members have great days at Commune Work. That means being warm and welcoming, but it also means being organized, observant and proactive. You should know what is happening in the space, understand what members need, notice when something is not right and take ownership of getting it resolved. Some days this might mean welcoming a new member and helping them understand how everything works. On others, you may be setting up meeting rooms, solving an access issue in Spacebring (our coworking management software), coordinating with the operations team or helping prepare a community event. The common thread is simple: you help make the member experience feel effortless. About You This is an in-person hospitality role, based on site five days a week. As a Member Experience Associate at Commune Work, you will be the heart of the member experience, aiming to create great days for everyone who enters our space. This is a genuine ground-floor opportunity. You will help prepare the space, welcome the first members through the door, and play a key part in shaping the culture of our community. Member Experience & Relations (35%) Be a visible, approachable and trusted point of contact for Commune Work members throughout their membership. You will: Welcome members and visitors and create a warm, professional first impression; Support new-member onboarding and make sure members understand how to use the space, services and amenities; Build genuine relationships with members and understand their preferences, needs and working habits; Proactively check in with members rather than waiting for problems to arise; Respond to questions, requests and concerns promptly and thoughtfully; Handle member issues and complaints calmly, taking ownership through to resolution. Gather formal and informal member feedback and share recurring insights with the wider Commune team; Help create a consistently high standard of hospitality across every member touchpoint; Support member retention by recognizing issues early and helping ensure members continue to see value in being part of Commune Work. Day-to-Day Operations (30%) Help ensure Commune Work is consistently ready, functional and welcoming throughout the day. You will: Support daily opening and closing procedures; Regularly walk the space and make sure work areas, lounges, kitchens, meeting rooms and phone booths are presented to Commune standards; Prepare and reset meeting rooms between bookings, including furniture, supplies and AV equipment; Monitor consumables and member amenities and flag or replenish items when necessary; Coordinate maintenance, repair, cleaning or facility issues with the relevant Rose Apple Square teams and follow through until they are resolved; Manage everyday member requests; Identify operational issues before they impact the member experience; Follow Commune operational checklists, standards and SOPs; Contribute ideas for improving how the coworking space operates and how members experience it. Coworking Systems & Administration (15%) Make sure the systems behind the member experience are accurate, organized and reliable. You will: Use Spacebring, our coworking management platform, as part of the daily operation of the space. Maintain accurate member profiles, membership information, bookings and other relevant records. Support member access and troubleshoot straightforward access or account issues. Manage meeting room bookings and ensure spaces are prepared accordingly. Keep relevant member-facing information within Spacebring accurate andup to date. Support check-ins, visitor records and other operational administration. Use agreed communication channels to share relevant information and respond to member needs. Maintain simple trackers, checklists and records where required. Flag recurring system or process issues and help the team identify better ways of working. Community Engagement & Events (20%) Help create opportunities for members to connect naturally and feel part of the Commune community. You will: Get to know members and identify opportunities to introduce people with shared interests, industries or needs; Encourage members to participate in the life of the community; Support the planning, communication and delivery of Commune Work community events and activities; Help prepare event spaces, welcome participants and support event execution when needed; Encourage members to contribute ideas, knowledge or activities of their own; Promote relevant Commune Gather events and activities to members; Capture member feedback and participation to help the team understand which activities create genuine value; Contribute ideas for simple community rituals and initiatives that strengthen connection within the space. The objective is not to organize events for the sake of having a busy calendar. It is to create the right opportunities for members to meet, connect and feel that they belong at Commune Work.

About the Role The House Captain is responsible for creating a welcoming, well-run and connected living experience for Commune Live residents. This is a hands-on hospitality and operations role. You will know our residents, understand what is happening in the house, make sure the basics are consistently delivered, solve problems when they arise and create the moments that turn shared accommodation into a community. Some days this may mean welcoming a new housemate and helping them settle into Siem Reap. On others, it could mean coordinating a maintenance issue, preparing a community brunch, updating information in Spacebring (our management software), capturing content for social media or sitting down with the Commune team to improve an operating procedure. The common thread is simple: you take ownership of the resident experience. Resident Experience & Community (35%) Be the main day-to-day point of contact for Commune Live residents and create an experience where people feel welcomed, supported and connected. You will: Manage the full resident journey, from arrival and onboarding through to departure. Build relationships with housemates, understand their needs and proactively connect people within the community. Act as the first point of contact for questions, requests, concerns and community issues, handling them calmly and constructively. Create simple rituals and touchpoints that strengthen belonging and encourage residents to contribute to the community. Manage resident communication through WhatsApp and Spacebring . Gather ongoing feedback and identify opportunities to improve the resident experience. Sales & Occupancy Growth (30%) Actively contribute to growing occupancy by generating, following up and converting new opportunities. You will: Manage incoming enquiries, tours, calls and follow-up from first contact through to booking. Maintain visibility over the sales pipeline, occupancy and upcoming availability. Identify and test online and offline acquisition channels, including relevant websites, directories, communities and campaigns. Develop referral partnerships with companies, NGOs, universities, schools, relocation providers, travel communities and local businesses. Identify opportunities to cross-sell Commune Live through Commune Work and Commune Gather . Keep listings and sales information accurate and compelling, and support the ULS marketing team with campaigns, content, testimonials and resident stories. Track lead sources and conversion, and proactively recommend actions to improve awareness, enquiries and occupancy. Community Programming & Events (20%) Create the right opportunities for residents to meet, connect and participate in the life of Commune. You will: Build and manage a simple, relevant calendar of community activities based on resident interests. Organise and host events such as shared dinners, welcome drinks, outings, workshops and informal gatherings. Encourage residents to initiate and host activities themselves. Connect Commune Live residents with relevant activities across Commune Work and Commune Gather . Work with local partners where relevant and manage basic event logistics and budgets. Track participation and feedback to understand what genuinely creates value for the community. Marketing, Communications & Product Improvement (15%) Help tell the Commune Live story while using resident insight to continuously improve the product. You will: Capture authentic content, stories and moments from daily life at Commune Live. Keep resident-facing information and communications accurate and up to date. Support the wider Commune and ULS teams with content ideas, campaigns, reviews and testimonials. Collect and share recurring resident feedback, needs and observations. Identify opportunities to improve the resident journey, services, amenities and communication. Contribute ideas that strengthen satisfaction, retention, referrals and the overall positioning of Commune Live.
Accountable for achieving agreed sales targets, including revenue, units sold, and absorption rates, regardless of whether deals are closed by internal teams or external agencies. Manage and optimize the end-to-end sales funnel to ensure healthy pipeline coverage and strong conversion rates from lead to booking and completion. Where required, the Sales Director will actively support or intervene in negotiations to progress and secure deal closure. Responsible for identifying, appointing, and managing high-performing local and international sales agencies aligned with ULS’s sales objectives. They will actively manage agency performance and channel health to ensure consistent lead quality, conversion, and deal closures, taking corrective action where channels underperform. Regular, clear reporting on agency effectiveness, channel productivity, and recommended changes will be provided to the Managing Director. Represent company at hosted events and industry networking events with agents and buyers. Develop and execute practical sales strategies covering product positioning, pricing, incentives, and phasing based on market demand and competitive conditions. Strategies must translate into clear, achievable sales plans with defined timelines and targets that directly support absorption and revenue goals. Sales performance will be continuously reviewed and strategies adjusted based on market feedback and measurable results. Lead and oversee the sales teams in Phnom Penh and Siem Reap, ensuring alignment with sales priorities and action plans. Set clear performance expectations, maintain sales discipline, and focus the team on supporting channels and progressing deals toward closure. Team capability and effectiveness will be strengthened through targeted coaching, guidance, and accountability. Maintain up-to-date professional knowledge of sales practices, property markets, and customer trends. Build and maintain professional networks that contribute to market intelligence and sales effectiveness. ULS is seeking a Project Manager to oversee 1-2 individual real estate projects from concept to handover to ensure projects are delivered on time and on budget. This position is both managerial and technical, and candidates should bring years of first-hand real estate project expertise to this role in addition to demonstrating exceptional project management skills. Design & Construction Management ~40% of total work Develop project schedules and directly manage internal Project Assistants; Create and issue Request for Proposals (RFP’s) for architectural, structural, MEP, and other consulting services; Oversee architectural, structural, and MEP design consultants during the design phase to ensure projects are delivered in line with ULS’ vision; Directly manage tendering process for construction works in coordination with third-party quantity surveyors; Oversee value engineering of project designs prior to construction and award construction contracts to exceptional contractors; Serve as the key decision maker between all parties during the design, construction, and tender phases; Report weekly and monthly progress to the Project Development Director and all other relevant project stakeholders; Perform site visits to active construction sites and participate in weekly construction site meetings; Provide final quality assurance reviews to ensure project handover meets defined standards and expectations. Legal & Operations ~20% of total work Organize consulting and construction contracts in coordination with third-party legal consultants and the Project Development Director; Confirm contract milestones outlined in contract agreements have been successfully achieved; Oversee and manage final assets during the operations and maintenance project phase; Initiate new legal entity incorporations for long-term operation management when requested by the Executive team. Financial Oversight ~20% of total work Develop financial models in consultation with Managing Director, Project Development Director, and the internal Finance Team; Define preliminary costing and determine project budgets; Develop pricing strategy in consultation with the Managing Director, Project Development Director, and the internal Finance Team; Assist the internal Finance Team with project accounting and financial reporting tasks as necessary; Review and approve invoicing and issuance of payments to consultants and vendors in coordination with the internal Finance Team; Monitor and report financial performance of projects in addition to overseeing cash flow management. Sales and Leasing Management ~10% of total work Coordinate with in-house Sales Team to develop sales strategies; Coordinate with Marketing and Communications Department on all relevant project marketing materials; Identify strategic retail operating partners and coordinate leasing and operating contracts; Ensure authorized sales agencies are selling on brand to correct target markets; Evaluate and monitor sales activities and profitability. Project Development & Concept Design ~10% of total work In general, “big picture” project ideation will be initiated and led by the Partners but depending on when the project is brought on, the Project Manager may participate in this process, or advise on other projects Aid Company Partners on assessing overall project feasibility; Research target markets and develop understanding of micro economic and macro-economic trends; Develop architectural and other consultant briefs; Oversee application process for construction permits and obtain a firm understanding of zoning restrictions; Advise Partners and Marketing & Communications department on project brand development; Develop firm knowledge of domestic real estate market behavior; Identify internal staffing needs and oversee recruitment process.
We are looking for a senior-level Accountant who can independently handle daily accounting operations while supporting project-related accounting and reporting. This role is hands-on and does not carry managerial responsibility. Specifically, this position will focus on the following areas, in order of priority: (~50% of total work) – Accounting & Financial Operations Maintain and oversee the full set of accounts, ensuring accurate and timely recording of all financial transactions. Oversee general ledger, bank reconciliations, and monthly account reconciliations. Develop and maintain accounting processes and procedures to ensure compliance with company policies and accounting standards. Oversee project-related accounting records, including development costs, construction expenses, and fixed assets. Ensure proper documentation and filing of all accounting records. (~30% of total work) – Project Accounting & Reporting Work closely with other project teams to support financial tracking of development projects. Develop and maintain reporting structures for ongoing projects, including reporting timelines and formats. Monitor project costs against budgets and assist in identifying variances. Prepare basic project financial reports and assess key project financial KPIs. Support cash flow monitoring related to project expenditures. (~20% of total work) – Tax, Audit & Compliance Support Support external auditors and tax auditors by preparing schedules, explanations, and supporting documents. Ensure compliance with local regulations, tax requirements, and internal controls. Coordinate with tax consultants, auditors, and relevant authorities as required. Prepare tax calculations and statutory filings, including withholding tax, VAT, and other applicable taxes.
