1. Infrastructure Operations and Maintenance (Top Priority): Ensure the stability of industrial-grade facilities. • Responsible for the daily maintenance of factory buildings, warehouses, and offices, focusing on industrial loads, ventilation, waterproofing, and fire protection. • Responsible for the operation and maintenance of the park's industrial facilities, such as the power distribution system, drainage system, fire protection, network, and control systems. • Responsible for the maintenance of public areas such as park roads, parking lots, landscaping, and public lighting. 2. Park Safety Management (Bottom Line): Address industrial risks. • Public Security Management: Security patrols, access control registration (strictly monitoring the entry and exit of people, vehicles, and goods), surveillance, and theft and vandalism prevention. • Fire Safety: Regularly inspect the company's fire-fighting equipment, conduct fire drills, and focus on the storage and transportation of hazardous chemicals (where applicable). Production Safety Assistance: Cooperate with park management to inspect enterprise violations and assist in resolving emergency safety incidents (such as equipment failures and leaks). 3. Enterprise Customer Service (Customized): Targeted at enterprises, more closely aligned with their needs. • Handle repair reports, inquiries, and complaints from resident enterprises (such as equipment failures and noise complaints). • Assist enterprises with park entry and exit procedures. • Assist plumbers and electricians with water meter reading, garbage removal (including assistance with industrial solid waste sorting), and coordination of temporary storage. 4. Park Environmental Management: Maintain a clean and suitable industrial production environment. • Clean public areas, focusing on roads, restrooms, and garbage stations, and conduct targeted cleaning around production areas. • Responsible for the sorting and removal of industrial and domestic waste, and assist qualified entities in the disposal of industrial waste. • Maintain the park environment to ensure it does not affect factory ventilation, vehicle access, or production safety. 5. Comprehensive Park Management: Ensure the overall orderly operation of the park. • Develop and implement park management rules and regulations to regulate production, construction, transportation, and other activities (e.g., vehicle entry and exit times, noise control). • Responsible for the daily management, training, and assessment of the property management team (maintenance, security, cleaning, etc.). • Record and maintain various work data (e.g., energy consumption, repair rate, safety incidents), and report regularly to the park owner or manager. 5. Property Management of Temporary Commercial Stores and Shops
1. Prepare and check reports. • Check the number of clients. • Report monthly to the manager. 2. Managing and lead sales team. • Greet and accompany the customers during visiting the showroom. • Guide and sell the project and Coordinate appointment. • Build good relation and follow up with the customers. 3. Conducting property research and promote the products. • Distribute Leaflets & Do promotion event. • Hunt customer directly and other way to achieve sale target. 4. Guild and Coach Sales Office to follow sales strategies and customer service guideline. 5. Other tasks as assigned by Deputy Sales Manager and Sales Manager.

(Investment Project) Assist Deputy HRBP Manager to collect all related report to support on manpower analysis and make recommended manpower to seek for approval. Attendant and Payroll Attendant Management Collect the updated attendant list about staff resignation, staff transfer, maternity leave, staff suspension for first salary payment. Collect staff monthly attendant list from all Investment Projects, Construction supply and housing sales for second salary payment.
