•    Develop and oversee financial models and structures for construction projects, including financial forecasting and budgeting.
•    Oversee the accounting team to ensure accurate and timely recording of financial transactions.
•    Prepare consolidated financial statements for the company and individual projects.
•    Prepare monthly financial reports, including cash flow projections, income statements, and balance sheets.
•    Prepare and monitor project Bills of Quantities (BOQs) to ensure effective cost control.
•    Identify variances between actual and budgeted project costs, recommend corrective actions, and update Bill of Materials (BOM) costing.
•    Manage cash flow to ensure sufficient liquidity for project financing and operational needs.
•    Ensure compliance with tax regulations, accounting standards (e.g., CIFRS), local real estate laws, and ACAR requirements.
•    Work closely with project accountants, project managers, architects, quantity surveyors (QS), quality assurance (QA) teams, and subcontractors to align financial objectives with operational plans.
•    Implement and maintain financial systems, including ERP solutions, tailored to construction and real estate operations.
 

Key Skills and Qualifications:
• Bachelor’s/Master's degree in Finance, Accounting, or related field; CPA/ACCA certification preferred (F1-F9 Level)
• 5-10 years of experience in finance roles, with at least 2-3 years of experience as an Accounting Manager or FM in the construction or real estate sector.
• Strong understanding of project financing and construction accounting.

Technical and Soft Skills:
o Proficiency in financial software and tools (e.g., Excel, Cuscen).
o Knowledge of local real estate laws, tax regulations, and accounting standards.
o Excellent analytical and problem-solving skills.
o Strong communication and negotiation abilities.
o Leadership and team management experience.
