Job Summary:
The Finance Director is responsible for overseeing all financial aspects of the company's operations with a strong focus on condominium development projects. This includes financial planning, capital structuring, project financing, investor relations, and cash flow management. The CFO ensures the financial health of the company while supporting strategic growth through data-driven insights and risk management.
Key Responsibilities:
Financial Strategy & Planning
• Develop and implement the company’s financial strategy aligned with short and long-term condominium development goals.
• Lead financial planning, budgeting, and forecasting processes for both corporate operations and individual development projects.
• Provide strategic advice to the CEO and Board on the financial implications of business activities.
Project Financing & Capital Structuring
• Secure construction financing, equity investments, and debt facilities for new and ongoing condominium projects.
• Structure joint ventures, investor partnerships, and alternative financing models.
• Manage relationships with banks, lenders, private equity firms, and institutional investors.
Cash Flow & Cost Management
• Monitor and manage cash flow to ensure adequate liquidity for development, operations, and acquisitions.
• Oversee project pro formas, budget tracking, and variance analysis.
• Implement cost control measures to maximize profitability at each stage of development.
Financial Reporting & Compliance
• Oversee accurate and timely financial statements, development reports, and investor updates.
• Ensure compliance with accounting standards, tax laws, and financial regulations.
• Work with auditors, legal teams, and regulatory bodies to ensure proper governance.
Risk Management
• Identify financial risks and develop mitigation strategies across developments and corporate operations.
• Implement internal controls, insurance strategies, and financial safeguards.
• Assess market, interest rate, and operational risks in relation to investment planning.
Team Leadership
• Lead and mentor finance, accounting, and development finance teams.
• Establish clear goals, performance metrics, and accountability for the finance department.
• Promote a culture of financial discipline, transparency, and excellence.
