Job Summary:
The Sales & Marketing Director will provide strategic leadership, executive vision, and total oversight for all sales, business development, branding, and marketing initiatives across the company’s capital and condominium development portfolio.
As a senior expat leader, this role is highly focused on expanding the company’s market reach beyond Cambodia. The Director will be responsible for unlocking international buyer markets by traveling abroad, identifying, onboarding, and managing master sales agents, international brokers, and cross-border real estate networks to maximize global unit absorption and revenue.
Key Responsibilities:
International Market Expansion & Agent Network Management
• Overseas Network Building: Proactively identify, negotiate with, and secure partnerships with top-tier international master sales agents, foreign property brokers, and investment networks in key target countries.
• Global Sales Travel: Travel internationally to spearhead cross-border sales roadshows, property exhibitions, and investor seminars to pitch luxury condominium developments directly to overseas buyers.
• Foreign Market Compliance: Analyze international buyer demographics, investment behaviors, and cross-border capital flows to tailor overseas marketing campaigns and pricing incentives.
• Partner Performance: Act as the primary high-level liaison for overseas master agents, establishing clear international sales targets, commission structures, and service level agreements (SLAs).
Sales Strategy, Architecture & Execution
• Portfolio Strategy: Formulate and execute comprehensive commercial strategies for pre-construction, ongoing, and completed condominium projects.
• Revenue Optimization: Establish robust sales goals, performance metrics, and highly competitive commission structures designed to incentivize both internal teams and external local/international agencies.
• Sales Velocity: Monitor unit absorption rates and sales velocity closely; pivot tactics rapidly to address changing market conditions.
Marketing, High-End Branding & PR
• Premium Positioning: Direct the end-to-end marketing and branding strategy to position developments as premium, luxury, or elite urban residential options for both local and expat investors
• Multi-Channel Campaigns: Oversee comprehensive omni-channel campaigns spanning high-impact digital marketing, localized and international PR, social media, SEO, print, and ultra-premium private events.
• Collateral & Integrity: Ensure a consistent, elite brand identity across all project websites, international promotional materials, digital mockups, and corporate guidelines.
Market Intelligence, Data Analytics & Pricing
• Competitive Analysis: Conduct deep-dive market and competitor analysis to guide product positioning, target market direction, and future development ideas.
• Pricing Architecture: Collaborate closely with the development and finance teams to design unit release schedules, flexible payment plans, and smart pricing strategies to optimize ROI.
Customer Journey, Experience & CRM Systems
• Seamless Journey: Map and optimize the entire customer lifecycle from initial international/local lead generation through to closing, post-sale support, and property handover.
• CRM Institutionalization: Oversee the implementation, optimization, and strict usage of CRM platforms to monitor lead pipelines, agent follow-ups, and conversion analytics.
Financial Governance & Team Leadership
• Budget Oversight: Manage and optimize large-scale marketing and sales budgets, ensuring efficient allocation of funds across international and local channels to hit strict ROI and cost-per-lead targets.
• Executive Coordination: Align Sales & Marketing timelines seamlessly with project milestones by maintaining close coordination with Development, Design, Architecture, Legal, and Construction teams.
• Leadership & Mentorship: Lead, mentor, and elevate the capabilities of the internal sales, marketing, and sales support teams, fostering a high-performance, metrics-driven corporate culture.
