1. Preventive & Corrective Maintenance
• Plan, implement, and oversee a preventive maintenance schedule for all MEP systems (HVAC, electrical, plumbing, fire safety, and mechanical equipment).
• Perform in-house maintenance tasks, including:
• Routine inspection and servicing of lighting, small power systems, plumbing fixtures, pumps, motors, and ventilation units.
• First-level troubleshooting and repair of faults such as leaks, electrical trips, minor mechanical failures, and blockages.
• Coordinate with external contractors for:
• Specialized maintenance of major HVAC systems (eg., chiller, VRF/VRV), generators, BMS, fire suppression systems, and high-voltage electrical equipment.
• Repairs involving system overhauls, pipeline reworks, or equipment under warranty/service contracts.
• Compliance inspections, certifications, and third-party testing.
• Evaluate and determine whether issues are to be handled internally or escalated to external service providers, ensuring timely resolution and minimal operational disruption.
• Supervise contractor works to ensure quality, safety compliance, and adherence to technical specifications.
• Respond to service requests and complaints from tenants or management.
• Ensure all common areas are safe and functional.
• Be available on-call for emergency repairs (e.g., water leaks, power failures).
• Ensure all activities, whether internal or outsourced, are carried out in accordance with safety standards and maintenance policies.
2. Documentation & Reporting
• Maintain detailed records of maintenance activities, repairs, service reports, and spare parts inventory.
• Provide regular updates to management on system performance and maintenance needs.
3. Coordination & Support
• Coordinate with contractors, suppliers, and internal teams for specialized maintenance or project support.
• Assist in the commissioning and decommissioning of systems during fit-out or renovation projects.
• Assist in basic installation support (e.g., water lines, electrical outlets) if required.
• Provide procurement and administrative supports.
• Other tasks assigned by the supervisor.
